DUES REMINDER

Dear Neighbor:

Well here we are 1 year later and still in somewhat of a lockdown.  Hope everyone is doing well.  

It is that time of year  again for our annual WLHOA dues.  Good news is that it has been reduced to $200/annually.  

This letter is to inform you that the annual Webb’s Landing Homeowners Association assessment of $200 is due by July 1, 2021.

Our HOA has an obligation to ensure that payments have been received from every resident in a timely manner.  More information regarding assessments can be found in the WLHOA covenants.

WLHOA needs to inform homeowners that are delinquent in dues from previous years that time is running out to make those payments before liens will be filed. If you need to speak with the HOA regarding delinquent payments, then please do so right away.

This year’s annual in person meeting is still on a wait and see basis due to the ongoing pandemic and everyone’s comfort level.



COMMUNITY YARD SALE

We will be holding our annual Community Yard Sale on Saturday, September 19, 2020. Rain date Saturday, September 26.

I’m sure we’ve all been cleaning out closets & purging, so we’ll have a lot to sell.
I will advertise in the local papers, provide signs & balloons and will advertise on all platforms of social media that I have. If you’d like to advertise on your social media as well, the more advertising, the better!

If you have lost all ability to pay this year’s dues because of a job loss or other sources of income, your unemployment has run out and no government assistance comes to fruition, then please call or email us as soon as possible so we can help you go over your options. Communication is key and urgent.

The WLHA is proud to announce that the kayak launch has been installed and ready for residents to use.  The launch is located at the end of the pier on the right.  The WLHA reminds all those using the pier and launch to exercise caution – remember SAFETY FIRST! The WLHA thanks all the residents for their support and patience during this project and hopes everyone can make use of these amenities and enjoy Love Creek!  Below are rules and regulations for the launch.

Human powered boats only, no gas or electric powered boats.

The WLHA assumes no responsibility or liability for personal accident or injury of any kind resulting from or related to the use of this pier/dock/ launch.

Persons using this pier/dock/launch do so at their own risk and must be familiar with and obey all federal, state and local boating rules and regulations.

All boats, accessories and other personal items cannot be left unattended at any time.

The WLHA recommends the use of Coast Guard approved PFD’s (Personal Flotation Devices) for any person on a boat.

Kayak Launch Work Set to Begin Thursday January 10th.

Hastings Marine is planning to start the kayak launch today Thursday, January 10th (weather permitting).

Kayak Launch Update

We finally received the kayak launch lease from DNREC.

The lease was sent to Hastings Marine so they can now proceed getting the launch installed.

Update: Hastings Marine Letter regarding Kayak Lauch (8/18)

Here is the latest update from Hastings Marine regarding the kayak launch for our pier to keep everyone informed on its progress.
Here is the letter:
I have been playing phone tag with DNREC this past week; however, I did receive an email from the scientist that has been handling your permit today. The project has completed the public notice period and no comments were made on it. As of right now, DNREC does not have any objects to the design (albeit the size reduction that was previously mentioned). The permit is in the process of being written up and will require a signature by the Secretary of DNREC prior to being issued.
I will send over an order proposal for you and Homeowner’s Association to review for the SportPort components for this project. As the kayak rails are custom built, the turnaround time on the order is approximately 2 to 3 weeks from order to delivery.
I will let you know as soon as your permit is on the DNREC Secretary’s desk.

Hastings Marine Letter regarding Kayak Launch (6/29/18)

The WLHA is providing the following letter from Hastings Marine regarding the kayak launch for our pier to keep everyone informed on its progress.

I have been working DNREC on the proposed size of the float structure. DNREC has a blanket approval from the Army Corps of Engineers for projects that fit specific parameters (known as SP-GP20 compliance). The parameters for floating structures is typically limited to 6′ in width, and typically up to 8′ in width for municipal and community structures. In the past, we haven’t had an issue with getting approvals to slightly deviate from these parameters due to manufacturer sizing and limitations. However, with the new administration at DNREC, we are getting some resistance with getting the approval based on the plans that we presented. I have asked for the project to be reviewed for special permission and I am awaiting more details on this.
I did, however, proposal a workaround to DNREC for consideration if we are turned down: that would be using the same kayak launch system that we proposed, however, using a 2.5′ x 10′ side deck as opposed to the 5′ wide side deck. If they agree to this, we could get the project approved using a scaled back design or, we can always apply for an individual permit with the Army Corps of Engineers.
Unfortunately, working with DNREC has these uncontrolled variables that pop up from time to time, but do know that I am working with them to get things worked out and moving. We may, if need, plan a site visit with DNREC to review the proposal on site to show the minimal impact this project will have on the creek. If this meeting is schedule, I will let you know. As well, as soon as I get feedback from DNREC I will forward it to you.

SPRING NEWSLETTER

Spring Updates in our Webbs Landing Community ……

We finally have some warm weather here in our community and it is time for a few Spring updates….

Webb’s Landing Sign Our Webb’s Landing sign area has been “spring cleaned” with the addition of mulch with a fabric lining to reduce weed encroachment, and solar lights to illuminate our sign at night.

The Kayak Launch As you know at the end of October we overwhelmingly approved the purchase of a kayak launch for our dock area. We were unable to reach Hastings Marine for several months to get the process started. (They were working out of state.) Finally in March we connected and they apologized profusely for the long delay. All paperwork was immediately submitted and it is now in the hands of DENREC. They contacted Hastings Marine and asked for some minor ‘tweeks’ and that has been done. Hopefully momentarily the 21 day Public Notice starts. Hastings Marine has promised to forward us a copy of the notice. After that 21-days-notice passes the launch can be ordered, delivered, and installed.

WLHA Board Openings There are several positions open on our WLHA Board. The positions of President and Treasurer are available. Also, we have an opening on our Architectural Review Committee. Dan Himmelfarb has decided to retire from the committee. We thank him for his years of service to our community. Steve Miller and Bill Moore are the other committee members.

Annual Assessment Our 2018/2019 calendar year begins on July 1, 2018, and each homeowner’s annual assessment is due by that date. This year’s assessment is $300, the same as last year. You will be receiving an invoice on or about June 1st. You may mail or drop off your payment to Nancy Trunzo at 202 Waterford Drive.

KAYAK LAUNCH VOTING RESULTS

To All Homeowners in Webbs Landing Homeowner’s Association….

The votes have all been counted for the proposed kayak launch. Twenty-seven of our thirty-four homeowners voted.

Twenty (20) voted YES.  Six(6) voted NO.  One (1) ABSTAINED.

Therefore, we will proceed with the project immediately while the 2016 price is still available. We will keep you posted on the progress.

One homeowner expressed concern about how the launch will be maintained. We are obtaining complete maintenance instructions and also suggestions and rules for proper use so it is safe and secure for all our residents.

Please be aware that October 30th is the due date that all ballots must be returned to 202 Waterford Drive in order to be counted.

ANNUAL MEETING & BOARD OF DIRECTORS VOLUNTEERS/NOMINEES

Dear Neighbors,

Voting for Webbs Landing Homeowners Association (WLHA) Board members will occur at this year’s annual meeting on Saturday, September 16, 2017 at 10am on the Britz’ back porch at 212 Waterford Drive. You will find the agenda for this year’s meeting HERE.

Our Bylaws require that the affairs of the Association shall be managed by a Board of Directors, elected every 2 years, who are in good standing in the Association.

Judy and Steve Britz will not be seeking re-election as President and Treasurer since they will be traveling and spending time with their children and grandchildren. Judy and Steve have served as excellent officers on the board and will be sorely missed. Nancy Trunzo has volunteered to seek re-election as Vice President and Bob Stine has volunteered to seek re-election as Secretary. Donna Musselman and Nancy Trunzo have agreed to co-chair the nominating committee this year.

Therefore, the President and Treasurer positions require candidates for these positions. Please consider volunteering your time and talent for these positions on our board. A description of each position on the board can be found HERE. Your presence on the board will continue keeping Webbs Landing a well maintained community which protects everyone’s home values in the short and long run. Our Homeowners Association is the best way to accomplish serving the needs of everyone in our community and we hope that you will consider becoming a board member.

Just to update you on use of your annual dues and news/announcements since our annual meeting:
• The Webbs Landing community sign that blew over during last year’s windstorm has been replaced. We hope you like the new one that was about $1000 under-budget from the $5,000 that was approved.
• The snowfall in January resulted in $234 in snow plowing expenses.
• We re-negotiated our corporation and liability insurance policies with a new agent, saving some expense for the coming year.
• New neighbors (Andre Rodriguez and Casandra Waples) have moved into 112 Heather Drive. Please welcome the newest members of our Love Creek community!
• Sam Cole was kind enough to replace a missing plank on the crabbing pier, so it can now be used. Bob Stine has also fortified some Boards that had become loose. Thanks to both of you for your community spirit!

At the fall homeowners’ association meeting, there was a continuing interest in the addition of a kayak launch to the community pier that will be on this fall’s agenda. So, although we achieved some savings on the sign and insurance, the increased assessment will help with growing the road fund and other improvement projects.
